Although it is not a requirement to inspect the property, we do require that you have inspected it and/or you have assessed the property to ensure it meets your needs prior to applying for the property.
Application
You can apply online for a property by completing the Tenancy Application Form found at realestate.com.au or if you prefer a paper application, please download our Application Form, below.

If you have inspected a property with a Silver Service property manager and wish to apply online, please complete all sections of the Tenancy Application Form.
Paying Bond
The Security Bond collected is dependent upon the terms of the lease and property being leased. In most cases the bond will be equal to one calendar months’ rental, which is required to be paid prior to the lease commencement date. The bond is payable to the RTBA (Residential Tenancies Bond Authority) via our agency. The RTBA is a separate organisation falling within the Department of Consumer Affairs. Bond monies received by our agency via BPay or Rental Rewards will be processed to the RTBA and an online Bond Lodgement initiated.

Utilities Connection
The Silver Service team can introduce you to My Connect, a simple and convenient time saving service assisting with your Telephone, Electricity, Gas, Water, Internet and Pay TV connections. A My Connect representative will make all reasonable efforts to contact you within 1 working day of receiving an application. If they are unable to contact you within this period, they welcome your call on 1300 854 478 to establish your connection requirements. While the My Connect service is FREE, standard service provider connection fees and charges still apply. You pay NO extra charges for using the My Connect service.

Paying Rent
Rental is payable on a per calendar month basis and, in advance. The following payment methods are accepted :

Renters Contents Insurance
A property owner is not responsible for a renter’s property. We, therefore, recommend that each renter seek coverage for their property via a registered insurance provider. Contents Insurance is the most common type of insurance that Renters take out when moving to a new address and, policies are available from all major insurance providers. The cost is applied against the type and value of contents being covered but, generally costs an average of about $300.00 per annum – not much to pay for peace of mind! According to insurance firms, Burglary, Fire and Water damage are the main causes of losses incurred by renters. A simple insurance package will cover renters for loss as a result of these incidents.
Most insurance companies are able to give you a quote over the phone and many also provide a facility for you to obtain your own quote on the Internet. AAMI, Allianz and RACV are a few examples of local providers for Contents Insurance.
