<p>Summer is right around the corner and we all love a good BBQ. But sometimes a small mistake can lead up to a huge catastrophe. </p>



<p>Staying safe is everyone&#8217;s priority and it is important that we as a part of the greater community take extra precaution and make sure all safety measure are applied.</p>

<p>Some Apartment Building have combustible cladding on the outside. Combustible cladding on the exterior of a building doesn’t necessarily mean that your building is unsafe. However, once a fire starts combustible cladding may contribute to the spread of fire. This not only affects building occupants, but also bystanders and adjoining buildings. When doing a BBQ or using any open open flame outside or in your Balcony make sure you stay fire safe.</p>



<p>There are a few simple steps that you should follow to minimise the risk of fire and will keep you, your neighbours and your family safe</p>



<ol class="wp-block-list"><li>Isolate your BBQ Ensure your BBQ is at least 50 cm from walls, clothing and other materials&nbsp;</li><li>Fully extinguish your cigarette Use a heavy, high-sided ashtray (made of glass, ceramic or metal)</li><li>Isolate AC units Ensure clothing and other materials are kept at least 1 meter away</li><li>Isolate gas bottles Ensure gas bottles are stored outside, upright and away from sources of heat&nbsp;</li></ol>

<p>Cladding safety and essential measures you can take to stay safe during an unfortunate fire emergency.&nbsp;</p>



<p>Cladding now has been a keen issue for the Victoria building authority and Essential Safety measure (ESM) have been put into practice. </p>

<p>Essential safety measure or ESM are the safety features required in a building to protect occupants in the event of a fire. ESMs may include :</p>



<ul class="wp-block-list"><li>Fire detection&nbsp;</li><li>Alarm systems&nbsp;</li><li>Fire doors</li><li>Emergency lighting&nbsp;</li><li>Fire hydrants</li></ul>



<p>If maintained adequately these at the time of a fire hazard, are responsible for ensuring everyone can exit the building safely and quickly. Their full functionality is important in case emergency arises.</p>



<p>Owners corporation managers, on behalf of owners, must ensure ESMs are kept up to date and regularly tested. Non-compliance puts occupants, passers-by and adjoining buildings at risk and this can be life threatening as well.&nbsp; Non-compliance may result in heavy fines. <p>Essential Safety Measures are more important to be observed around combustible cladding. Combustible cladding does not mean you building is unsafe However, once a fire starts combustible cladding may contribute to the spread of fire.</p>



<p>Non-compliance may result in an infringement notice being issued by your Council or the Fire Authority. Fines may range from $290 to over $17,000 for an individual and over $88,000 if a company is prosecuted.</p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">Thousands of property owners suffering due to flammable cladding on their buildings are still in limbo as the Victorian budget seeks to increase action on ‘cladding rectification program’ with a funding of $160 million. </span></p>
<p><span style="font-weight: 400;">While the fund allotted will be used exclusively to fix government-owned buildings with cladding issues, no money has been set aside for owners to remove flammable cladding from private dwellings. This, despite the fact that removing cladding from affected buildings is an expensive process.</span></p>
<p><span id="more-1901"></span></p>
<p><span style="font-weight: 400;">As unreasonable as it sounds, the Victorian government expects the owners and residents to ‘foot the bill’ that runs into billions of dollars, for a problem they were neither responsible for, nor had any control over. </span></p>
<p><span style="font-weight: 400;">The Victorian Building Authority (VBA) is adding salt to the wound by urging the owners to personally rectify the faulty cladding on hundreds of buildings built by professionals, which apparently ticked off so-called ‘compliance approvals’. In fact, the reason so many buildings are covered in flammable cladding </span><a href="https://www.theage.com.au/politics/victoria/government-to-act-on-cladding-crisis-but-only-for-buildings-it-owns-20190527-p51rpr.html"><span style="font-weight: 400;">is being pointed out</span></a><span style="font-weight: 400;"> as the failure of government regulations. &nbsp;</span></p>
<p><span style="font-weight: 400;">To solve the burning cladding issue without burdening owners and residents with undue responsibilities and expenses, we at Silver Service Real Estate support industry partners, the Cladding Action Group, call on the Victorian Government to:</span></p>
<ul>
<li style="list-style-type: none;">
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">Make laws to necessitate and pressurise building professionals who have designed, constructed, and approved buildings in non-compliant cladding to fix the problem, at their cost.</span></li>
</ul>
</li>
</ul>
<ul>
<li style="list-style-type: none;">
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">Provide direct funding for owners of affected property to replace non-compliant cladding, where the builder has failed to do so and/ or deregistered.</span></li>
</ul>
</li>
</ul>
<ul>
<li style="list-style-type: none;">
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">Introduce statutory warranties against developers of high-rise buildings so they too can be held accountable for non-compliant products and defects on their projects; and</span></li>
</ul>
</li>
</ul>
<ul>
<li style="font-weight: 400;"><span style="font-weight: 400;">Empower the VBA to compel builders and developers to act on defective building works following the handover of buildings to owners. </span></li>
</ul>
